Metal Building Metal Roof Restoration
For all metal building metal roof restoration services, Inco offers 26-gauge PBR steel panels with exposed screws or a standing seam metal roof with concealed fasteners. Inco roofing panels are either factory-painted in limited colors, or galvanized and unfinished.Â
IMPORTANT: We DO NOT patch, use roof coatings, and/or caulk a leak!! We REPLACE the entire roof.
A five-stage work process consists of: roof inspection, roof preparation, roof repair, new metal roof panel installation, and a final inspection of all completed work.Â
The process begins with a roof inspection, assessment, and fact gathering so that the job cost range and work description can be determined. Panel color, finish, and type are selected by the customer.
During the roof preparation stage, the roof repair work includes roof cleaning debris removal, repair of loose fasteners, and repairing damaged panels.Â
The new metal roof panel installation stage includes a metal roof layover of the old roof panels when structurally allowable. NOTES: In the event that a roof layover is not possible, the old metal roof panels will be removed and replaced.
A final inspection of all completed work is conducted by Inco with the customer.

Insurance claim estimates are not free, and service calls are not free for our business because they incur significant costs, including labor, travel, vehicle expenses, and the time spent assisting customers as well as office administrative hours. Insurance quote fees, and service call fees are charged to cover these expenses. Additionally, the minimum fee for metal building repairs in the Inco Work Zone is $2000, plus the cost of materials, labor, equipment, overhead fees, and a trip fee. Work on a repair cannot begin until the total cost of the repair and the work description have been approved in writing.
Use of Building During Roof Repair
Notes: In most cases, but not all, the Inco roof restoration doesn’t require the customer to empty, and/or move out of the building.
Five-Stage Metal Roofing Process
- 1). Roof Inspection and Assessment: The Inco professional roof inspection determines the metal roof condition so a roof restoration can be planned accordingly. The new metal panel color, finish, and type must be selected by the customer.
- 2). Roof Preparation:Â This is crucial for the new roof installation, panel layover.
- Debris Removal:Â When/if required, debris are cleared from the roof surface.
- Cleaning/Washing:Â When/if required, clean and/or wash the existing roof surface
- Repairs: When/if required, repair loose screws, and/or damaged panels.
- 3). New Metal Roof Panel Installation: Install the metal panel type, color, and finish the customer selected and approved.
- 4). Customer Inspection of Completed Work: A final inspection of all completed work is conducted by Inco with the customer before payment is made.
- 5). Job Closing: The worksite is cleaned, and all equipment and materials are removed by Inco.
Workmanship Warranty: Five or Ten-Years
Inco’s workmanship warranty is in writing, included in every contract we sign, and is transparent and easy to understand.
Inco Steel Buildings Inc is an established company built on integrity, authorized to install materials by the manufacturer, and experienced to install the high quality materials we install on every roof restoration.
Depending on the project specifications and outlined in the Contract To Build Agreement we sign with every customer, Inco provides a five or ten year workmanship warranty.
