Jobsite Requirements

Certain jobsite requirements apply to material delivery and staging, the size of building pads, road widths at entrances, and site preparation.

Information We Need from the Landowner

Our turnkey quotation process is designed to give you a competitive price, as well as ensuring that we will be able to fulfill our contract, deliver all materials and erect your building without any major problems. We need additional information from you.

Information We Need to Price a Turnkey Building

In order to provide a turnkey quotation to the landowner, we do not guess on job sites we have never been to, we ask the landowner for details – when quoting on a sight unseen jobsite, we use the landowner’s answers to develop accurate quotes.

Zoning Approval by Landowner: Step-1

The land zoning approval is the first step in this process – nothing else can happen until the approval is granted by the city or county government. 

  • Before issuance of building permits, or any construction work starts, the property owner must file for, and obtain the zoning approval for the size metal building they are planning. 

Variance Approval by Landowner: Step-1

If a *variance is needed, the property owner must apply for it and obtain it. 

  • Land variances must be approved and a development permit must be obtained by the landowner before building permits can be filed or issued. 
  • *Variances are an exception to the zoning regulations, allowing a property owner to use their land or build in a way that would otherwise be prohibited.
  • *Variances allow a property owner to use the land for a purpose that is not permitted in the zoning district. 

Specific Information Required by Vendors

To start the process, the LTL freight division of our steel building manufacturer requires specific information about the jobsite address, as well as certain existing conditions. In order to quote your steel building package and delivery cost, we need the following information from you.

Offloading and Delivery: Entrance Width and Road Width

For steel packages and related materials, we require a thirty-foot wide entrance and a road width of either paved concrete, asphalt, or crushed aggregate stone. Do you have this on your property? Please explain.

Stage Building Materials Area

An open and clear turnaround area is required for an 18-wheeler truck and trailer. The area required is a minimum 150-foot x 150-foot staging area, constructed of paved concrete, asphalt, or crushed aggregate stone. This area must be adjacent to and separate from the building pad itself. Do you have this on your property? Please explain.

Thirty-Foot Minimum Clearance Width

There must be thirty feet of clearance between any projections, such as trees, tree branches, fence posts, gates, columns, retaining walls, curbs etc., that may line the entrance to the property or the staging area. Do you have this on your property? Please explain.

Building Pad Requirements: Site Prep Work by Owner:

For the building pad itself, we require a minimum buffer of thirty feet on all sides of any building. Therefore, a 50×50 building needs an 80×80 cleared and open area that is free of *trees, free from tree roots, graded flat, graded level, compacted*, and ready for construction. Do you have this on your property? Please explain.

*Option: Upon request, Inco Steel Buildings, Inc can provide the site preparation work description as a change order for an additional fee.

Option: Alternate Offloading Area

Under some conditions, but not all, we can offload near the property, but we still require a 30-foot-wide road into the property to deliver the steel to the staging area. Whenever a building exceeds Forty feet in width, the road/entrance width must increase proportionally. Would this be an option at your property?

Option: Alternate Staging Area

Under some conditions, but not all, we can stage materials near the property, but we still require a 30-foot-wide road into the property to deliver the steel to the building pad area. Would this be an option at your property?
