Landowner Requirements for Metal Buildings

Building a metal building requires several steps on the part of the landowner

Before meeting with Inco Steel Buildings, Inc., landowners must do some preparation. To accomplish this, several steps must be taken.

These steps should be completed by the landowner, and not the contractor/builder, long before pre-construction begins. Builders are not land owners, so they are not responsible for the land.

The landowner must first contact their local government planning department to obtain approval for their metal building, as well as any necessary variances.

Variance: Do I need a variance on my land? Is my land eligible for a variance?

Zoning variances allow property owners to use their land differently from the zoning regulations. If you plan to build or use your property in a way that’s not permitted by the existing zoning regulations, you might need a variance. The eligibility of your land depends on whether there is an “unusual hardship” or practical difficulty caused by the zoning restrictions.

Land Use Verification and Zoning Analysis

Landowner Provides Inco

Land Survey, Plat Plan:

A plat plan (prepared to scale) by a licensed land survey engineer must be submitted to Inco Steel Buildings, Inc. at the first meeting.   This plan must show all existing and proposed structures.  Pencil drawings will not be accepted.  

Land Use Approval, Zoning Approval

For questions and approvals regarding building sizes allowed, and construction on land owned in North Carolina.  The land owner must first contact the local governmental authority in their town, city or county.

Demolition Permits (When Applicable)

Property owners must obtain demolition permits before removing existing structures located on the property.  Inco Steel Buildings, Inc. must receive (all) demolition permits from the owner prior to demolition work being performed.

Gravel, or Paved Entrance, and Road

The landowner is responsible for providing a gravel base building pad, gravel base or paved access to the building site, and an open staging area for building materials storage before construction can begin.

Building Pad Leveling Grading and Compacting Site Prep

Preparation of the site, leveling of the building pad, and grading and compacting of the site are all the landowner’s responsibility before construction begins.
