Inco's Turnkey Metal Building Process
A contract between Inco Steel Buildings, Inc. and the Land Owner.
Inco will supply and install all materials and manage the entire process of designing, manufacturing, and erecting the metal building including the monolithic foundation. A move-ready pre-engineered metal building will be provided by Inco.


CONTRACT PHASE
Turnkey Building Progression by Inco
Land Owner Provides: Land Survey, Plat Plan
A plat plan (prepared to scale) by a licensed survey engineer must be submitted to Inco Steel Buildings, Inc. This plan must show all existing and proposed structures. Pencil drawings will not be accepted.
Land Owner Provides: Gravel, or Paved Entrance, and Road
Land Owner is responsible for providing a gravel base, or paved entrance including road at least 30-feet in width and staging area for building materials.
Land Owner Provides: Building Pad Leveling Grading and Compacting Site Prep
Work by the Land Owner as written can be provided as a change order by Inco Steel Buildings, Inc for an additional fee.

The deposit payment fee is due upon signing of the Contract Agreement. Before any construction can begin, a plat plan prepared to scale by a licensed survey engineer must be submitted to Inco Steel Buildings, Inc.
PAY DEPOSIT: Bank Check or ACH Bank Transfer
Construction begins following the contract schedule, terms, and conditions once the Inco deposit is received
PRE-CONSTRUCTION PHASE
BUILDING ENGINEERING by MANUFACTURER
MANUFACTURE BUILDING by MANUFACTURER
FOUNDATION ENGINEERING: By Inco Foundation Engineer
BUILDING PERMITS: File/Procure By Inco
After all necessary permits have been issued by the city or county municipality, construction begins following the contract schedule, terms, and conditions. **The landowners plat plan is required by Inco when filing for a building permit.** NOTE: Obtaining a building permit requires the completion of all engineering for the building and foundation, as well as other engineering when applicable.
TOILET DELIVERY: By Inco
BUILDING STAKING by SURVEYOR: Land Owner
BUILDING LAYOUT: By Inco
FOUNDATION SYSTEM CONSTRUCTION: By Inco
Following completion of the building engineering, secondary foundation engineering, and issuance of the building permit, and as per the contract schedule, terms, and conditions, the foundation construction process can begin.
CONCRETE CURE: 28-Day Waiting Period
Prior to weight being placed on the concrete foundation system, regardless of whether it is a monolithic poured slab or piers, Inco Steel Buildings policies specify a minimum compressive strength (4000-psi) requirement for concrete after a certain age (28-day minimum cure time).
