FAQ Metal Building Repair services by Inco Steel Buildings Inc
ROOF: What's the process to fix my roof?
Our team will conduct a thorough inspection and take photos. We will then offer recommendations for what must be done, and we will discuss additional solutions with you.
ROOF: Our insurance company said we have a damaged roof frame. Do you repair the roof framing when you replace the metal roofing?
Yes. We can repair and restore any roof frame issues before roof panels are installed. Our roof framing services include insulation installation when required. During the work, we replace and repair roof frames with roof purlins, roof eave struts, and wall girt framing too. To complete the roof system, all metal roof panels, roof trim, and gutters and downspouts are replaced.
ROOF: For a new roof, what thickness should the panels be?
We specify and install a 26-gauge minimum thickness. 24-gauge is thicker and is an option. NOTE: We Do Not install 29-gauge metal panels.
ROOF: Should I replace all of the roof panels?
Yes. Our policy is to replace all roof panels to ensure that we have completed the job properly, and that an old panel does not leak after surrounding panels have been replaced. As well, we are aware that existing roofing can develop leaks when it is jarred by work being done adjacent to it.
Color: As long as the roof panels are visible from the ground, it is safer to replace them all at once since color consistency is ensured.
Note: The majority of roof panels can be replaced on most projects. Those panels that cannot be replaced are painted with our color matching coating.
ROOF: Metal roof color options: what are they?
For 26-gauge, approximately 15 painted finishes are available including non-painted Galvalume. For 24-gauge, approximately 15 painted finishes are available including non-painted Galvalume. Two aluminum finishes are available in metallic silver and white.
ROOF: What size roof job will you take on?
Replacing all metal panels on the entire roof. Our warranty prohibits us from patching or repairing small one-piece roofs. In roofing, the job requires personnel, equipment, vehicles, tools, heavy equipment, and forklifts, all of which cost money. Repairing one piece of panel is cost prohibitive.
ROOF: Do you use seal coatings on metal roofing?
No. We do not use seal coating due to imitations with certain applications
ROOF: Do you install new gutters and downspouts?
Yes, when we replace all roofing panels. We Do Not perform a stand-alone gutter/downspout install services. Inco gutters install (under) the roofing panels, therefore they must be installed before the roof metal is attached on the roof.
THERMAL: Is foam insulation used in metal buildings?
Yes. Foam insulation (SPF/Closed Cell) is used, and is probably the best insulation system ever designed for metal frame steel buildings. Highly energy efficient with reduced noise transmission, foam insulation has an R-value of approximately R-7 for every 1-inch of sprayed thickness. Closed cell foam insulation is highly energy efficient and cost beneficial, and is something the building owner can have installed anytime after building erection is complete.
THERMAL: Are there any air barriers or condensation liners used on the roofs?
Yes. Every Inco metal building has the Inco Air and Moisture Barrier System installed during the steel erection phase. It is installed in the roof and the walls. This continuous application protects against heat transfer and condensation transfer, and with a radiant barrier shield will keep the building cooler in the heat of the summer.
The Inco Air and Moisture Barrier System will optimize energy savings, improve air quality, ventilate the building, and ensure the longevity of your metal building.
THERMAL: Can insulation be added to an older metal building when the roof and siding is replaced?
Yes. Retrofitted thermal systems, like banded insulating systems, can be added underneath and attached to roof framing components, and they can also be used in wall systems. To install this system, no metal panels need to be removed from the building.
THERMAL: Can my metal building be insulated?
Yes. We install a retrofitted thermal system, known as banded insulating system that can be added underneath and attached to the roof framing components. This is the only insulating system available that will meet or exceed NC state building code requirements for (conditioned) metal buildings.Â
The system must be custom-manufactured to fit each metal building – it is available in either a bright white color or a flat black color. This is a retrofitted system only. The metal panels are not removed to install this system.
WALLS: Is it necessary to replace all my metal wall panels??
Yes. Our policy is to replace all of the wall panels to ensure wall color consistency, and ensure that old panels do not develop leaks after the surrounding panels have been replaced. Note: On most projects we are able to replace 99 to 100 percent of the wall panels.
Panels that cannot be replaced are painted with our color match industrial coatings by Sherwin-Williams.
As a rule, all panels should be replaced on all four sides of a building. Or, the entire side on one side of the building. Panel color consistency is maintained in this manner. New sealing screws are also installed.
