Building Permit Verification for Metal Buildings

Inco Steel Buildings' North Carolina office provides fee-based building permit verification services for its Metal Building and Metal Structure Construction Projects.

In North Carolina, building permits are required in most cases, but not all.  Inco provides building permit verification and secures the permit from the local city/county government.  Inco Steel Buildings, Inc. is a North Carolina-licensed general contractor.

Permits For Inco Projects Only

In the contract agreement, Inco must be listed as the general contractor and the prime metal building contractor.

Building permits are only obtained by Inco Steel Buildings for the buildings it erects and for metal buildings it verifies.

Fees for Building Permits

Fees for permits in North Carolina vary by municipality, county, and location.

As a matter of policy, Inco Steel Buildings, Inc. does not include fees for building permits in its estimates, quotes, or contract to build agreements.

Building permit fees, along with any related fees to apply for and secure a building permit, are paid by the Builder. The Builder is reimbursed by the landowner for all fees Builder has paid to secure all necessary permits related to the building project.

Building Permit Verification for Metal Buildings

Inco Steel Buildings performs all Building Permit Verification for Metal Buildings.

The North Carolina State Building Code generally requires permits per: § 160D‑1110.  Building Permits, for construction, alteration, repair, or demolition of a building or structure. 

A building permit is not required in all circumstances, and local municipalities may have their own regulations regarding building permits.

Building Permit Required for Metal Structures

North Carolina requires building permits for most metal building structures, regardless of whether these structures are red iron I-beam structures, cold formed steel structures, or light gauge tube structures. A structure consists of structural components, so permits are required.

This includes work on load-bearing walls, roof structures, foundations, and other structural elements such as structural rated framing components of all types. 

Requirements Example: Wake County N.C. Planning, Development & Inspections Department:  No person or corporation shall locate, erect, construct, enlarge, alter, repair, demolish or relocate any building, or change the type of occupancy without first obtaining the required permits for the specific work from the Inspections Department having jurisdiction.

Additional Permits Required for Metal Building Construction

Electrical, plumbing, and mechanical work also usually require (separate) permits in addition to the building permit. 

In some municipalities, all permits may be issued under a single permit, while in other municipalities, each permit may be issued separately.

Building Permit Verification Fee

As part of Inco services, a $1200 administrative fee is charged for Building Permit Verification for Metal Building construction by Inco Steel Buildings, Inc. 

The $1200 admin fee is for verification (only) of local building inspection and planning regulations, building permit requirements, and the permit issuance process (the fee does not include building permits, land variances, zoning studies and approvals, additional meetings, and public hearings as required by law).

This admin fee does not include fees for building permits, required variances, or zoning studies.

Building Permit Issuance Fee is Not Included

In NC, all local governments charge different fees for building permits, therefore the cost of permits is excluded from the estimate, quote, or contract agreement since each government charges differently.

Landowners Reimburse Building Permit Fees

The landowner is the customer of Inco Steel Buildings, Inc.  Building permit fees, along with any related fees to apply for and secure a building permit, are paid by the Builder. The Builder is then reimbursed by the landowner for all fees Builder has paid to secure all necessary permits related to the building project.
