Subcontractors Insurance Coverage for contracting with Inco Steel Buildings, Inc.
If you are an independent contractor working with Inco Steel Buildings, Inc., your subcontractors insurance must be a commercial policy and you must adhere to Inco’s insurance requirements.
It is Inco Steel Buildings' policy to maintain a drug- and alcohol-free workplace and will not tolerate the use of these substances by any persons including its Subcontractors and Trades (Independent Contractors)

ARTICLE 1.0 RESPONSIBILITIES | SUBCONTRACTORS INSURANCE
The Trade Contractor, Prior to commencing the Work on any jobsite owned by Inco Steel Buildings, Inc., shall procure and maintain at its own expense, until completion and final acceptance of the Project and including such period of warranty or guarantee of one-year minimum (with or without written contract) stipulated in this Agreement or the Contract between Inco Steel Buildings, Inc., insurance coverages with minimum limits as set forth below or as provided in the Contract between Inco Steel Buildings, Inc., whichever is greater.
In accordance with Subcontractor Main Agreement, the Trade Contractor is responsible for requiring its subcontractors and independent contractors to carry the identical insurance coverage as the Trade Contractor. This includes naming Inco Steel Buildings, Inc. as Additional Insured and Certificate Holder, and Listing the Job Number on the Insurance Certificate.
The Trade Contractor, when requested by Inco Steel Buildings, Inc. for proof of insurance coverage, is solely responsible for both obtaining and providing all insurances certificates to Inco Steel Buildings, Inc. within a five-day period of the request.
ARTICLE 1.1 INSURANCE COVERAGE | SUBCONTRACTORS INSURANCE
The Trade Contractor, their subcontractors, and their independent contractors MUST all have the same insurance coverage, [and separate policies] in force BEFORE visiting, or working at a jobsite operated by Inco Steel Buildings Inc.
ARTICLE 1.2 INSURANCE CERTIFICATES | SUBCONTRACTORS INSURANCE
The Trade Contractor, their subcontractors, and their independent contractors MUST provide insurance certificates [via email and sent from their carrier] BEFORE visiting on any Inco Steel Buildings Inc. job listing.
ARTICLE 1.3 ADDITIONAL INSURED (AND) CERTIFICATE HOLDER
Certificate Holder and Additional Insured: Inco Steel Buildings Inc. PO BOX 117. Rolesville, North Carolina 27571
Certificates evidencing such insurance shall: (a) name Inco Steel Buildings, Inc. as additional insured; (b) reference the project name, projet address and project number; (c) provide thirty (30) days prior written notice to Inco Steel Buildings, Inc. of non-renewal, material change or cancellation; (d) be primary and non-contributory; and, (e) waive rights of subrogation of the insurers thereon against Inco Steel Buildings, Inc., its client and their respective assigns, subsidiaries, affiliates, employees, agents, representatives, insurers and underwriters.
Independent Contractor agrees to be solely responsible for all deductibles and self-insured retentions, including claim handling and legal expenses.
ARTICLE 1.4 SUBCONTRACTORS INSURANCE PROVIDER
There shall be at least two insurance companies providing the insurances as listed herein, each with an A.M. Best rating of at least A-, a FSC VIII rating or better, authorized by the State of North Carolina and registered with the North Carolina Secretary of State for the purpose of conducting business in the state.
- Commercial General Liability Insurance shall: (a) cover liability arising from premises, operations, independent contractors, products and completed operations and personal and advertising injury; and, (b) be written on an occurrence basis, per project, per location.
- Excess Liability Insurance shall be written on an occurrence basis.
- Automobile Liability Insurance shall include coverage for liability arising from owned, leased, hired and non-owned vehicles.
- Workers’ Compensation Insurance shall be maintained in accordance with applicable statutes. The minimum limits listed below are for reference purposes only:
ARTICLE 1.5 SUBCONTRACTORS INSURANCE REQUIREMENTS
Before the work starts on the jobsite, the independent contractor bidding/performing new construction, repairs, or renovations on Inco Buildings, Inc (and) Inco Building System’s jobsites must provide insurance certificates for Commercial General Liability Insurance, Commercial Automobile Liability Insurance, Additional Umbrella Liability Insurance and Workers Compensation Insurance to Inco Steel Buildings, Inc naming Inco Steel Buildings, Inc as additional insureds/secondary insureds.

ARTICLE 2.0 FEES NOTICE | SUBCONTRACTORS INSURANCE
The Trade Contractor is hereby informed of the financial charges for non-insurance coverage listed and fully agrees to compensate Inco Steel Buildings, Inc. immediately upon invoice presentation [FOR NON-COVERAGE].
The Trade Contractor is hereby informed of the rates outlined herein are payable immediately plus administrative fees separate from the insurance rates.
The Trade Contractor is hereby informed: If, during the work process, including the one-year warranty period, the Trade Contractor’s and/or its Independent Contractors insurance policies are terminated, (A) by their underwriter, or (B) by the local carrier, or (C) by the Trade Contractor, or (E) by the Independent Contractors themselves, [the Trade Contractor] will be in default and hereby agrees to compensate Inco Steel Buildings, Inc. immediately upon invoice presentation for all insurance coverage provided by Inco Steel Buildings, Inc. at the rates listed herein, as well as a separate administrative fee(s) payable directly to Inco Steel Buildings, Inc.
ARTICLE 2.1 FEES NOTICE | SUBCONTRACTORS INSURANCE
NOTICE: Any Trade Contractor who terminates his insurance policies during the work process, including the one-year warranty period, will be held responsible for financial reimbursement to Inco Steel Buildings, Inc. This notice informs the Trade Contractor that the rates outlined herein are payable immediately plus administrative fees.
