The budget price you will need to set will depend on the type of building, the size of the building, and the location of the building, and other factors. Gas station construction costs depend on many variables, including the land, the building size and type, the interior and exterior finishes, among others.

Pricing: 7% to 10% Percent of the Estimated Construction Price
Working Drawings are required to obtain a building permit by the city and county. The price range represents the complete package of documents required. A foundation and building construction data file is required, as well as information on Civil Engineering, Structural Engineering, Mechanical, Electrical, and Plumbing design, and criteria. Specifications for the project, its materials, and prescribed installation methods are included in the drawings.

Turnkey Start-up Price Range $500,000
New Inco Steel Building. Within this price range is one engineered metal building with finished interior erected at the project location. *Plan #100T includes walk-in coolers.
*The Property Owner provides the architectural and engineering, paving of the parking lot including the curbs and gutters, all turnkey gas infrastructure, including the new pumps, tanks, and accessories, and the island canopy including the canopy footing foundation system, store fixtures, gondolas, appliances, and seating.

Inco C-Store Construction Budgets for Unfinished Metal Building
Start-up Price Range $125,000 to $350,000
Within this price range is one engineered metal building with unfinished interior erected at the project location. *Interior build-out and fit-out is by the Property Owner.
As per the civil engineer, the building will be erected on a monolithic foundation, with the slab height set at the floor elevation height. The building has a VRR insulation system on its roof and walls, and a brick veneer facade on its front. The building is erected with (4) 6070 solid steel hinged-pivot door units mounted in place on Endwalls and at the rear of the building.
Options include sliding automatic doors, a storefront framework, a 6070 HP pivot entrance door system, and storefront framing with HP glazing on each side of the door. Dual Thermal Barrier Storefront™ Glazing provides high performance while reducing radiant heat transfer.
It is the Owner’s responsibility to complete the facility construction, manage, coordinate, and conduct building inspections. In addition, it is responsible for all interior finishes required to meet NC State building codes.

Inco C-Store Construction Budgets for Remodeling Metal Building
Starting Price: $11,700 Weekly Minimum
Inco Steel Buildings, Inc. has Remodeling Contracts begin at $11,700 per week for multi-phase projects carried out over a projected period to maintain continuity of services with no disruptions to c-store operations. The $11,700 fee is determined by proportional labor rates for the week and projected building materials costs weekly. Each job is unique and different, and the fee applies to most jobs, but not to all.
Within this price range is one building remodel for the exterior and interior of the building based on its existing size, complexity, and condition. Contract Agreement will specify the entire work description to be completed.
It is important to keep in mind that renovation of a C-store building is a complex process that depends on a wide range of factors, including the hours of the work, the work inside an occupied building verses work in an unoccupied building, the building type, size, location, architectural and engineering design, and the requirements of the owner.
As part of its cost analysis process, Inco Steel Buildings, Inc performs a comprehensive review of the project after the initial project description has been completed, and upfront pricing is agreed upon in writing before any work commences.
The cost of remodeling a facility will vary depending on several factors, including the owner’s requirements, the building’s condition, the materials used, and the products chosen.
