Please read the following information carefully before using the website; if you disagree with anything written hereafter, please CLOSE THIS WEBSITE NOW and do not browse it. You must leave this business website. All of the following are implied agreements between you and this website.

We, (INCO STEEL BUILDINGS, INC.) reserve the right, in accordance with federal law.

Negotiated Bid Notice

Negotiated Bidding Only. It is INCO STEEL BUILDINGS, INC’s policy not to accept a three-bid, (or) competitive bid request from a prospective customer.  All request for said will be refused.

With Inco Steel Buildings’ successful and proven Negotiated Bidding Project Delivery Method, it develops a program that meets a client’s needs smoothly, cost effectively and transparently. It is free of the never-ending change orders embedded in 3-bid comp bidding due to the low price focus.

Historically, three-bid processes and competitive bid processes are inefficient and expensive, and as a result, the most important aspects of a successful, well-planned and trouble-free construction project are overlooked because of price.

30-Days Out Bid Notice

Inco Streel Buildings, Inc will only provide prices, quotes, and bids (if available) within a 30 day period before the construction start date. We Do Not extend prices.  We Do Not provide quotes months in advance of the construction start date due to the ever-increasing costs of building materials.

Residential Notice

The Inco Steel Buildings company does not accept or perform custom residential jobs or projects.

Requests for estimates, prices, or quotes for custom residential new work or repair work, regardless of the work description, will be rejected and not considered. Since January 1, 2024, INCO STEEL BUILDINGS, INC. no longer accepts work description requests for custom residential projects.

Estimate Request Policy – Must Attach Working Drawings

Inco Policy

  • DESIGN DOCUMENTS: Customers requesting pricing from INCO STEEL BUILDINGS must submit Working Drawings with detailed specifications prepared by a licensed professional according to NC State Building Code Statutes.
  • LAND/PROPERTY: Customer must own the land property at time of estimate request to Inco Steel Buildings, Inc.
  • Inco defines working drawings as: In accordance with state law, Working Drawings are design documents that contain all the information necessary for the construction of a building and the obtaining of a building permit.
  • Working Drawings must be prepared by a NC State board-certified Design Professional, Architect, or Structural Engineer.

Working Drawings: Submission Requirements

Inco Policy

  • Accepted formats include: Printable PDF and/or Printed to scale on drawing sheets.
  • Minimum drawing sheet size shall be 11×17 (ANSI B) at ¼” drawing scale. Larger drawing sheet as needed per building size at ¼” drawing scale.
  • Must be prepared by a North Carolina registered architect or professional engineer, the plans must contain an embedded digital signature, seal, and date.
  • Must be signed by the design professional author on all pages.
  • Must be sealed by the (consulting) design professional on all pages.
  • Must be minimum scale of 1/4 inch = 1 foot for commercial (all plan descriptions), minimum scale of 1/4 inch = 1 foot.
  • Must include the Building Code year used for the design. Year must be shown on drawing(s) or written on drawings by the Design Professional.
  • Name, address and occupation, and state license number of the Design Professional.
  • Must show Construction Project name, with complete address of the job site on all drawing pages.

Pricing/Bid Notice

A pricing or bid opportunity will be refused and not be performed if INCO STEEL BUILDINGS, INC is currently backlogged with a waiting list extending over 60-days consecutively from the date of the request.

Job Notice

A job opportunity will be refused and not be performed if INCO STEEL BUILDINGS, INC is currently backlogged with a waiting list extending over 60-days consecutively from the date of the request.

Estimate Notice

A job and/or estimate will be refused and not be performed if INCO STEEL BUILDINGS, INC is currently backlogged with a waiting list extending over 60-days consecutively from the date of the request for the estimate.

Quotation Notice

A job and/or quote will be refused and not be performed if INCO STEEL BUILDINGS, INC is currently backlogged with a waiting list extending over 60-days consecutively from the date of the request for the estimate.

Work Description Notice

INCO STEEL BUILDINGS, INC reserves the right to refuse work services if the work description requested is not within our work zone area, if the work description requested does not correspond to the type of work we perform, or is not our specialty, or if we are not licensed to perform the work description requested, or is materials, products and/or personnel are not available to complete the work description requested.

Refuse Service Notice

A service refusal may be made by INCO STEEL BUILDINGS, INC to anyone it determines is a dangerous individual based on their behavior. 

TO INCLUDE, BUT NOT LIMITED TO THE FOLLOWING: Any person who verbally abuses, threatens or assaults Inco staff or posts false information, misinformation, disinformation, or defamatory on social media or publicly about Inco Steel Buildings Inc. or stalks Inco employees or staff members is considered a threat to Inco.
