Phase 1: Pre-Construction & Permitting (Months 1 – 3)
Month 1 — Agreement & Surveying: Execute the formal Professional Services Agreement (PSA). Collect and process the client's verified bank letter or commercial construction line of credit. Collect and process the client's plat/site plan and boundary suvey. and/or dispatch clients surveyors to draft site/plat maps and complete physical boundary staking lines. *During phase #2, clients surveyor will corner stake foundation subsequest building pad excavation and compacting.
Month 2 — Architectural Design: Complete full architectural design drafting matching the selected 1,792 heated sq. ft. multi-family tier. Secure licensed North Carolina structural and MEP engineering seals on all blueprint layers.
Month 3 — Submissions & Approvals: Submit all sealed drawing sets directly to the city or county building departments. Clear local municipal zoning verification hurdles and pay required municipal permitting and plan review fees.
Phase 2: Site Prep & Structural Shell (Months 4 – 6)
Month 4 — Mobilization & Excavation: Mobilize heavy site machinery to execute comprehensive tree clearing, stump grubbing, and structural pad excavation optimized for local red clay conditions. Trench out and lay deep underground primary utility hookup conduits.
Month 5 — Foundation & Framing: Form and pour the monolithic concrete slab foundation with integrated structural grade beams. Frame out premium 2x6 exterior walls, install the custom 39 sq. ft. front covered porch posts, set internal tenant partitions, and fly engineered roof trusses.
Month 6 — Exterior Weatherproofing: Wrap the entire structural skeleton in weather-barrier house wrap. Install your chosen premium siding (heavy-gauge vinyl or James Hardie fiber-cement), finish all eaves/soffits, and lay down architectural roof shingles to bring the duplex to a complete dry-in stage.
Phase 3: Systems Rough-Ins & Core Finishes (Months 7 – 9)

- Recorded Deed: Proof of outright land parcel ownership or an executed, active land purchase contract.
