Thermal Insulation & Vapor Barrier Specifications

At Inco Steel Buildings, Inc., we apply nearly 50 years of parent company ancestry to deliver elite building envelope insulation, advanced moisture mitigation, and comprehensive thermal barrier layouts across North Carolina. An uninsulated or improperly sealed metal structure acts like a giant radiator—draining operating profits through extreme thermal transfer and creating chronic condensation hazards. We eliminate construction headaches and overhead gaps by providing 100% single-source design and build liability under one fixed contract. Our turnkey crews deploy commercial-grade insulation barriers engineered to lock in climate control and protect your internal assets perfectly.

⚠️ THE CONDENSATION THREAT: Standard uninsulated metal panels will sweat heavily during seasonal North Carolina temperature swings, especially if the concrete slab does not have a minimum 10-mil vapor barrier, and an R-10 VRR air barrier is not installed. Failing to deploy these continuous protection parameters allows ambient sub-surface moisture to condense directly on the interior steel face, causing chronic dripping that destroys stored grain feed, rusts heavy machinery, and compromises underlying framing fasteners over time.

1. Flagship Offer: Owens Corning® OptiLiner® Banded System

✓ Premium High-Performance R-38 Roof / R-21 Walls Architecture:

Exclusively for Inco structural applications, our premier flagship thermal solution is the custom-engineered banded fiberglass batt system. Utilizing the Owens Corning® OptiLiner® Banded Liner System, we achieve an elite performance layout yielding a powerful **R-38 value in the roof** and a robust **R-21 value across the walls**. This commercial-grade configuration forms a continuous, seamless thermal blanket held securely by integrated structural bands, maximizing energy efficiency while providing excellent acoustical performance and a bright, highly professional interior look.

2. Option: Advanced Closed-Cell Spray Foam Applications

✓ Strict Closed-Cell Quality Control Natively (No Open-Cell Permitted):

As an alternative configuration, we optionally offer a high-density **closed-cell spray foam** thermal envelope system. Closed-cell foam creates a rigid, vapor-impermeable structural bond that seals off microscopic air paths completely. To eliminate liability risks and avoid subsurface corrosion, **we do not offer or permit open-cell spray foam applications under any circumstances**. Open-cell foams retain moisture like a sponge, trapping destructive condensation straight against your metal facade panel skin.

⚠️ STRICT STRUCTURAL COMPLIANCE WARNING: Inco Steel Buildings, Inc. explicitly DOES NOT provide, design, or install thermal insulation systems for thin-wall, light-gauge backyard tube steel complexes or carport structures (Risk-Category 1). Because lightweight hollow tubing lacks the raw dimensional depth and structural cross-bracing required to support thick commercial insulation blankets or spray foam thickness of R-15 (2.5"), it is physically impossible for these thin-gauge utility framing shells to ever satisfy or meet rigid North Carolina Building Codes or North Carolina Energy Codes. To protect our 40-year field reputation and ensure absolute public safety compliance, we strictly isolate our premier R-38 and R-21 thermal envelopes to our fully engineered Star PEMB heavy structural red iron and patented SolidStud™ hybrid building lines only.

3. Patented SolidStud™ Hybrid Thermal Isolation

✓ Eliminating Thermal Bridges:

When insulating John Inman's proprietary vertical column technologies—including our continuous-column SolidStud™ 8x8 Post-Frame and zero-deflection SolidStud™ 2x6 Structural Studs—our configuration completely eliminates the metal-to-metal contact lines that create destructive thermal bridges. Wood framing acts as a natural insulator, giving hybrid packages an exceptional r-value rating and deep seasonal defense.

Strict Pre-Construction & Estimating Requirements

To guarantee absolute code compliance and secure local municipal building permits, all incoming structural insulation profiles are strictly bound to our corporate pre-construction mandates:

  • Scaled Engineering Blueprint Mandate: To bid or finalize estimates, we welcome; but require a comprehensive bid package containing detailed specifications and drawings to scale drawn exclusively by a licensed engineer or architect. Unverified loose dimensions or hand-drawn sketches cannot be processed.
  • Initial Landowner Survey: Landowners must submit an official property plat plan or site plan prepared by a licensed land survey engineer at our very first consultation meeting to accurately verify land-use boundaries, easements, and regulatory setbacks.
  • Full-Time, Onsite Supervision: Every phase of insulation detailing is actively monitored by direct field management. A certified Inco project manager is stationed physically on-site full-time, personally opening the gate in the morning and closing down the project site every single working evening.

The Owner's Philosophy: No Shortcuts. Built to Last.

John Inman believes strongly that true craftsmanship requires patience and precision. We take the necessary time on every single job, regardless of scope, budget, or size, to execute the build perfectly the first time without cutting corners.

Our mandatory 28-day concrete curing phase proves Inco’s unyielding commitment to excellence. Whether we are pouring foundational footings, executing an engineered monolithic slab system, or finishing expansive concrete paving, we strictly protect and allow our concrete to cure to its maximum design strength. We refuse to rush milestones because we don't just build for today—we build to endure for generations.
