📋 Operational Framework Definitions: Within this document, the term "Builder" explicitly refers to Inco Steel Buildings, Inc. The terms "Owner" and "Landowner" refer exclusively to the contracting Customer.
Article I: Single-Source Design-Build Mobilization Sequence
Meeting #1: To initialize your custom single-source design-build development track, the Owner shall execute this Purchase Agreement and allocate their structural development deposit. This binding transaction authorizes Inco to secure factory fabrication positioning, initialize custom AutoCAD layout drafting, and lock in raw material component supply pricing lines inside our corporate inventory desk.
Meeting #2: Within three (3) business days of execution, weather permitting, the Builder shall deploy a project developer to conduct a comprehensive structural site evaluation and civil feasibility layout physically on the Owner's land parcel. This field audit evaluates lot topography, grading variations, and clearing logistics to thoroughly educate the Owner with a high-accuracy, approximate cost model mapping out all necessary land preparation variables—including access entrances, roadway construction, excavation, surface grading, and structural building pad compaction.
Meeting #2 Mandatory Documentation Requirements: The Owner is strictly required to physically produce and provide an current site/plat plan,, with municipal permeable surface calculations, and a verified legal boundary survey, at this on-site evaluation. Submission of these critical civil documents is an absolute pre-requisite to ensure the proposed structure footprint size is allowed, and [ before ] any municipal building permit applications or engineering reviews can be initialized by the Builder.
Article II: Earthwork & Site-Preparation Allocations

Please note that all related site preparation and earthwork costs remain 100% the Owner's direct financial responsibility. The approximate cost matrices provided during field evaluations serve strictly as educational consultation parameters. However, for property developers demanding single-source field execution, the Builder can provide complete, comprehensive turnkey site-prep management for an additional development fee scheduled explicitly beyond the core structural building construction contract.
The Owner is strictly required to provide an active plat plan, verified legal boundary survey, and municipal permeable surface calculations before building permit application submissions are initialized by the Builder. On-site staking of the final foundational footprints must be executed physically by the Owner's licensed surveyor to guarantee code compliance.
Article III: Rigorous Engineering & Quality Control Mandates
The Builder maintains a strict zero-compromise approach to structural safety and quality control. Prior to ground breaking, independent licensed engineering firms are retained to validate, seal, and verify all loading mathematics and subterranean soil bearing capacities to match strict North Carolina Building Codes.

Article IV: Heavy Machinery Logistics & Site Accessibility Requirements
The Builder is exclusively responsible for structural engineering and building construction execution on the property owned by the Landowner, with all comprehensive site-preparation criteria provided solely at the expense of the Landowner. The Builder shall supply all specified materials, labor, and construction equipment required to complete the vertical dwelling asset.
To guarantee the safe transit of heavy transport vehicles, commercial framing cranes, and steel delivery trucks, the Landowner shall engineer and install an uncompromised structural access network leading directly from the main highway to the building pad area location. The physical dwelling foundation coordinates must be staked out by a licensed professional surveyor retained by the Landowner according to the verified, written plot map. The Builder shall subsequently execute the localized physical construction framing layout within those established legal surveyor coordinates.
• The Roadway Throat (30-Foot Minimum): The primary internal access road leading directly into the active construction site must maintain a constant, un-constricted clearance width of at least 30 feet.
• The Roadway Mouth/Apron (60+ Foot Flare): Where the project entrance driveway interfaces with public highway pavement, the driveway boundary must flare out utilizing a 45-to-50-foot turning radius, allowing massive material freight vehicles to physically transition safely into the 30-foot throat.
• Staging Pad & Heavy Machinery Turnaround Area: A cleared, level, and structural stone-compacted staging perimeter measuring a minimum of 120 feet by 120 feet directly adjacent to the building pad.
• Drainage Slope Required: Grade the staging pad at a 5% slope minimum away from your building pad. Heavy truck traffic on wet, flat stone turns into deep slurry pits.
• Landowner Utility Integration Mandate: The Landowner must execute all tree clearing, stump excavation, master pad leveling, and provide live, operational water, temporary electricity, and civil sewer/septic lines directly to the property boundary line prior to the agreed construction mobilization date.
• Irrevocable Commercial Site Access: The Landowner grants the Builder, its sub-contracting forces, and material vendors unhindered, continuous access paths to drive trucks, deploy cranes, and safely secure commercial tools on the land during operational construction windows.
Article V: Fixed-Price Contract Certainty & Milestone Draw Schedules
The Builder agrees to execute the vertical construction of the custom residential asset for a total fixed contract sales price of $________________________ [Total Price Parameter]. Article VI: Turnkey Compliance, Handoff & Final Walkthrough Procedures
The Builder shall deliver a fully finalized, move-in ready structure that strictly satisfies North Carolina Building Codes, all related engineering submittal calculations, and local city/county building inspection department approval criteria. Final structural completion ensures the dwelling is legally certified, entirely safe, and optimized for immediate residential occupancy.
Prior to the clearance of the final contract draw allocation, both the Builder and Landowner shall physically execute a comprehensive final walkthrough inspection together. This collaborative session logs an itemized list of minor aesthetic or mechanical punch-list adjustments. The Builder shall rapidly finalize all approved punch-list items to clear the project for formal key handover, warranty tracking initialization, and structural occupancy release.
