Non-Negotiable Pre-Qualification Parameters

⚠️ CRITICAL COMPLIANCE FILTER: All regional subcontractors, steel erectors, and master framing crews must fully satisfy and clear our corporate onboarding prerequisites before viewing bid documents or accessing active job sites. There are zero exceptions or structural waivers. Trade applications lacking verified insurance tracking certificates, active structural credentials, or matching corporate background profiles will be immediately rejected and permanently purged from our procurement pipeline.

To secure onboarding approval, all prospective trade partners must formally submit and verify the following four operational prerequisites:

  • 1. Commercial General Liability Insurance Thresholds: Firms must submit a current Certificate of Insurance (COI) issued directly by an authorized NC provider showing a minimum coverage of **$2,000,000.00 Aggregate** and **$1,000,000.00 Per Occurrence**. Inco Steel Buildings, Inc. must be explicitly named as an Additional Insured on a primary and non-contributory basis with a comprehensive Waiver of Subrogation.
  • 2. Clean Workers' Compensation Verification: In strict alignment with state labor codes, we mandate a zero-gap Workers' Compensation insurance history covering all active field laborers stationed on our canvases. Owners must submit active policy certificates showing statutory upper limits, combined with an unblemished, low-risk corporate experience modification rate (MOD rate) historical record.
  • 3. Certified Structural Rigging & Assembly Credentials: Heavy steel installers must present certified qualifications for erecting Pre-Engineered Metal Buildings (PEMB) or solid Cold-Formed Steel clear-span layouts. Field leads must prove a deep understanding of metal building safety rules, crane rigging physics, load limits, and manufacturer fastener tolerances—including our mandated premium lifetime ZXL dome cap screw configurations.
  • 4. Multi-Year Track Record & Tooling Capability: Crews must document a minimum of 5 years of active, clean commercial construction history under a valid, active NC business license. Trade partners must possess a full suite of independent industrial tools, safety hoists, panel lifts, and material handling gear needed to execute heavy scopes precisely without relying on field borrowing loops.

Strict On-Site Management & Safety Guidelines

Approved subcontractors operate under the close oversight of our project management team to maintain an unyielding standard of structural safety:

  • Full-Time Project Presence: Every active phase of your crew's installation is monitored by direct field presence. A certified Inco project manager is stationed physically on-site full-time, personally opening the gate in the morning and closing down the project site every working evening to enforce exact tolerances.
  • Zero-Tolerance Clean Site Mandate: Subcontractors must maintain a hyper-clean, structurally safe job site environment. Debris, framing off-cuts, panel straps, and fastener waste must be systematically cleared and containerized daily to eliminate structural hazards and prevent liability vulnerabilities natively.
