LANDOWNER RESPONSIBILITIES
The landowner is responsible for providing safe access to the job site, constructing the jobsite entrance, road, driveway, turn-around, staging area, and for carrying out all pre-construction earthwork, grading and compacting unless specifically written, budgeted, and agreed to by Inco in the Contract To Build Agreement. *Inco option is available*
INCO OPTION TO LANDOWNER
Optionally, a written change order agreement for additional work may be provided by Inco Steel Buildings, Inc to the landowner for landowner responsibilities as written herein. I.E., entrances, roads, site preparation, tree trimming, and earthwork. The Inco change order identifies the additional work to be performed by Inco, what it will cost, and what Inco will provide the landowner.
ENTRANCE CONSTRUCTION
Construction of an entrance off a state-maintained road is performed by the landowner. Construction of the entrance must be level with the adjoining road and the jobsite land, with underground drainage piping sufficient in both size and type to support the weight of tractor and trailer vehicles and heavy equipment used to offload freight. Building manufacturers prohibit trucks from driving across/through ditches that drop down, do not have underground piping, and are not level, or above the state-maintained road elevation.
ENTRANCE MATERIALS TYPE
It is mandatory that the construction site entrance, road, and driveway be either asphalt paved, concrete paved, or a gravel base of coarse aggregates. The aggregate should be crushed, washed and graded with a median size of 2″ to 3″ or bigger at a depth of 6 inches or more, and machine compacted at time of placement. The construction entrance, road and driveway must support the weight of tractor-trailers and heavy equipment used to offload freight in all weather conditions.
ENTRANCE WIDTH
Width of the entrance off a state-maintained road. In order to access the job site and the building pad location, the entrance must be 30-feet minimum width. Required by the building manufacturers’ shipping department.
DRIVEWAY/ROAD WIDTH and LENGTH
Width and length of the driveway, or jobsite road into the property off a state-maintained road. In order to access the job site and the building pad location, the driveway and/or road must be 12-feet minimum width. Construction roads must be at least 60 feet long, with a 60-foot wide by 60-foot-long radius turn-around at the end. Required by the building manufacturers’ shipping department.
TURN AROUND WIDTH and LENGTH
60 feet long, with a 60-foot wide by 60-foot-long radius turn-around is required at the end of the construction road. Required by the building manufacturers’ shipping department.
CLEARANCE BETWEEN PROTRUSION
In order to access the job site, there must be at least 30-feet of clearance between tree limbs and any protrusion onto, or parallel to, the entrance, the road, or the driveway. Required by the building manufacturers’ shipping department.
