Corporate Governance: Website Terms of Use
Inco Steel Buildings, Inc. • Regulatory Operational Policy
Mandatory Preamble & Implied Consent: Welcome to the digital network portal of Inco Steel Buildings, Inc. ("INCO"). Please read the following corporate terms and compliance policies carefully before browsing this site. Utilizing, interacting with, or extracting data from IncoSteelBuildings.com establishes immediate, binding contractual consent between the User ("USER") and INCO. If you do not accept these regulatory conditions, you are legally instructed to close and exit this website immediately.
I. Corporate Content Control & Absolute Revision Discretion
INCO retains absolute, un-challengeable executive discretion to modify, update, suspend, restrict, or wipe clean any portion of this website's digital footprint, layout models, pricing structures, or service tracks at any moment without prior notice to the USER. Content adjustments take immediate legal effect upon being published live on the server. INCO maintains zero liability for any localized network discontinuance or data display updates.
II. Commercial Project Delivery & Estimating Constraints
- Mandatory Negotiated Bidding: To maintain transparent client alignment and eliminate the change-order loops common in bottom-dollar pricing focuses, INCO operates strictly under a Negotiated Bidding Project Delivery Method. Public open competitive bids, three-bid contractor rounds, or public agency quote matching requests are systematically refused.
- The 30-Day Volatility Lock: Due to volatile global steel mill index shifts and localized material supply inflation, all pricing structures, formal quotes, and architectural line-item budgets are valid for a maximum of thirty (30) calendar days prior to physical site mobilization. INCO will not extend or honor stale pricing metrics beyond this threshold.
- Working Drawings Mandate: No project estimation or structural construction bid can be generated or processed unless the USER submits a complete, professional set of architectural and engineering working drawings to scale (PDF format or printable sheets, 1/4" = 1' scale minimum) stamped and sealed by a registered, licensed North Carolina Architect or Structural Engineer.
- Residential Limitation Policy: INCO specializes exclusively in heavy-duty commercial metal layouts, pre-engineered steel envelopes, and specialized hybrid post-frame structures. Since January 1, 2024, INCO does not sell, repair, or engineer light-gauge hollow-tube structures or alternative consumer tube-frame buildings. Custom residential framing requests outside of our specialized barndominium and ADU tracks are systematically rejected.
III. Proprietary IP Ownership & Single-Use Licensing
All technical schematics, AutoCAD layouts, hand-sketched footprints, engineering calculations, digital software parameters, and proprietary structural technologies—including our signature **SolidStud™ 2x6 and 8x8 building systems**—remain the absolute, exclusive intellectual property of Inco Steel Buildings, Inc. in perpetuity and ad infinitum. Design fees secure a non-transferable, single-use project license for the logged land parcel only. Modifying, reproducing, or sharing INCO's framing blueprints for secondary properties or external vendor reproduction is strictly prohibited and prosecuted under federal copyright statutes.
IV. User Conduct Standards & Service Refusal Protocol
INCO enforces an absolute zero-tolerance threshold for hostile, harassing, or malicious behaviors. The USER contractually agrees not to engage in defamatory, threatening, abusive, or intimidating conduct against any INCO executive, field crew member, agent, or subcontractor via website contact portals, phone configurations, digital text streams, or office interfaces.
Enforcement Action & Account Termination: Cyberbullying, digital doxing, spam loops, or the intentional distribution of defamatory misinformation/disinformation will trigger immediate, permanent suspension of website access, the cancellation of active pre-construction tracks, and immediate legal escalation. INCO reserves the right to cooperate fully with North Carolina state law enforcement, providing network IP addresses and communication tracking data logs whenever a security threat is identified.
V. Governing Law, Backlog Thresholds & Venue
Backlog Operational Holds: To maintain strict execution quality and secure active supply channels, INCO reserves the right to refuse structural bidding opportunities or estimate generations if current project tracks are backlogged on an consecutive waiting list extending over 15 days for bidding cycles or 60 days for master estimates.
Legal Venue Notice: These terms, digital services, and all associated corporate intake agreements are governed exclusively by the laws of the State of North Carolina. Any formal litigation, contract arbitration, or legal challenge arising from interactions with INCO must be filed and mediated strictly within the courthouse jurisdiction of Wake County, North Carolina.
