The Customer will fully reimburse the Builder for all transactional fees required to procure the building permit, including costs for any additional engineering demanded by the governing authority. When specialized sub-trade permits are required for execution, the Customer will reimburse those exact fee tracks to the Builder as well.
Environmental Silt Fencing Compliance Erosion control silt fencing shall be systematically installed when required by the local governing municipality, meticulously engineered to meet or exceed unyielding NCDOT Material Specifications and performance installation directives.
Site Clearing & Perimeter Boundary Grubbing Complete removal of conflicting timber, trees, organic root systems, and brush vegetation is limited strictly to the direct building footprint pad plus an extended 30-foot clearing perimeter zone run on all four sides of the core structural shell coordinates.
Civil Topsoil Stripping & Remediation Stockpiling The civil stripping, grading, and structural stockpiling of surface topsoil assets under this pre-construction scope of work is explicitly designated below:

Phase 2: Site Work, Civil Excavation, & Sub-Grade Utilities
