This checklist maps out the non-negotiable pre-construction requirements necessary to ensure an error-free delivery and a code-compliant build across North Carolina.
Essential Pre-Construction Guidelines
To prevent costly project delays and guarantee structural alignment, all landowners must verify the following site conditions before our construction crews and delivery vehicles mobilize:
- ✓ 1. Land Use Verification & Zoning Analysis: The properties must clear all municipal boundaries and localized building regulations. Landowners are responsible for determining if a zoning variance is required based on unique site geometry or restrictive local codes before layout designs are finalized.
- ✓ 2. Land Survey and Plat Plan Submission: A professional plat plan prepared to an accurate scale by a licensed land survey engineer must be submitted at our first meeting. This architectural site plan must illustrate all existing and proposed structures. Hand-drawn pencil layouts cannot be accepted under any circumstances.
- ✓ 3. Clear Rough Grading & Excavation: The designated build footprint must be structurally cleared of all debris, organic vegetation, stumps, and topsoil. The building pad area must be rough-graded to a flat, compacted, level baseline to safely receive monolithic foundations, attached perimeter footings, or post-boring systems.
- ✓ 4. Access Routing & Gate Clearances: Delivery logistics require wide, clear avenues of access. Ensure all approach pathways, entrance gates, and job-site staging areas are completely free of low-hanging overhead electrical lines, low tree branches, or tight physical obstacles that could trap heavy component transport vehicles.
