How We Contract the Job
Overview: In a negotiated bid, Inco Steel Buildings is the general contractor representing the project owner as advocate, project manager and prime contractor. Starting with the pre-construction phase (planning, design, pricing) and ending with the construction phase and closing, the format takes you through all the steps.
Job Development: Plan with the owner on every aspect of the construction project, including its work description, specifications, architectural design, construction budget, and timeline.
Integrity: Inco Steel Buildings is responsible for designing a transparent, attainable and affordable plan that meets client expectations. The owner reviews all Inco pricing and bids related to his project.
Reduced Job Costs: A reduction in job costs is immediately realized by the owner as multiple markups are eliminated as a result of Inco’s wholesale pricing.
Job Cost-Savings: Cost savings continue for the owner because he receives the contractor’s direct wholesale cost for the entire project.
Cost-Plus Reimbursement: As part of the contract, Inco is reimbursed for the entire project costs with a pre-approved markup to pay for his business overhead and margin.
Pre-Construction Estimate: The General Contractor will determine the total contract cost before work begins, so the project can be budgeted and a maximum reimbursement amount can be established before work starts.
