PROPOSED WORK SUMMARY

This is a turnkey package proposal

This is a turnkey package proposal with Inco Steel Buildings, Inc as the lead general contractor for the entire project. The proposed addition will be approximately (average size) 60 feet in length and 20 feet in depth, designed by Inco Steel Buildings, Inc and sealed by a licensed structural engineer working for the steel building manufacturer (or) retained by Inco Steel Buildings, Inc. There will be a monolithic slab foundation, a finished exterior and an unfinished interior, along with one steel door unit on the exterior.  The proposed addition will abut the existing rear wall elevation and will be affixed and sealed into the existing roof system, and wall system.  

DOORS, WINDOWS: The addition will have one (1) exterior wall-mounted, commercial-grade solid steel, 6070 double door outswing unit with lever lockset, deadbolt, and push bar Exit Device with Alarm.  Window units, and/or Storefront Glazing by Inco are not included in this quote, but are available at an additional price. Inco, and its Engineer must approve all window units to used.  It is Inco’s responsibility to purchase and install all window units and/or storefront metal framing and glazing.

THE INTERIOR

Interior build-out and fit-out is by the Property Owner

THE WORK DESCRIPTION

Turnkey Addition on Rear of C-Store

Inco will plan and design and construct a commercial addition/extension to the rear elevation of the existing building located at: 1159 E CASWELL ST, WADESBORO, NC-28170, using a pre-engineered steel building provided by Inco Steel Buildings, Inc., that is structural-grade rated, and designed by a licensed engineer.

THE ADDITION DIMENSIONS

For the addition/extension size, the customer provided 20′ x 60-foot dimensions in an email dated June 14-17, 2024. The proposed addition by Inco Steel Buildings, Inc shall be approximately twenty-feet deep in projection (parallel with both Holly Street and US-74/East Caswell Street) and sixty-feet in length (perpendicular with both Holly Street and US-74/East Caswell Street) It is assumed that the existing building eaves are approximately twelve feet high at the roof-eave top connection point.

This is a sight-unseen jobsite.  This quote is based on information, and assumptions that has not yet been verified at the jobsite address.  After Inco has visited the jobsite, if conditions differ from those described herein and assumed by Inco Steel Buildings Inc, this proposal must be reevaluated and the contract price adjusted accordingly. Any change in the price, or the work description must be in writing and approved by all parties via a change order issued by Inco Steel Buildings, Inc. and signed by all parties, with Change Order fee payment made at the signing of each change order agreement.

As soil bearing tests and analyses have not been conducted at the project location, it is assumed by Inco that the ground at the jobsite address is suitable for bearing loads as prescribed by NC state building codes, and required by structural engineers retained/working on behalf of Inco Steel Buildings, Inc.

RETAINER AGREEMENT

Step #1. Customer Must Retain Inco Steel Buildings, Inc

A retainer fee is paid by the customer

The Owner upon acceptance of this preliminary quote shall retain Inco Steel Buildings, Inc before the Contract Agreement is written. The retainer agreement and the retainer fee of ($10,000) (Ten-Thousand-Dollars-no-cents) are to reserve Inco’s production schedule and reserve a date established as the construction commencement date. The retainer agreement must be signed and the fee paid to move forward, order steel building package, and start the process.

CONTRACT TO BUILD AGREEMENT

Step #2. Sign Contract To Build Agreement

The Owner upon acceptance of this preliminary quote

When Inco is retained by the Owner, Inco will prepare a separate detailed Contract To Build Agreement that must be signed before construction begins. 

In the agreement, 60% of the sale price shall be specified as the Contract Deposit Amount. In the case of pre-paid retainers, the deposit must include them unless stated otherwise in-writing.

The contract shall contain a description of the work to be performed, specifications for the work, the contract terms and conditions, a list of the owner’s and builder’s responsibilities, payment schedule, and warranty. The contract shall be accompanied by architectural drawings, as well as any other addendums.

 Before work can begin onsite, the Builder and Owner must sign the Contract To Build Agreement, and the contract deposit fee must be paid in full to the Inco on the date of signing the doucments.

WORK ORDER PLACEMENT

Prior to placing the steel (BUILDING PACKAGE) order, Inco will measure the existing building on the jobsite to determine the exact dimensions of the addition and architectural drawings required for the building permit and the construction work to be performed.

This proposal has inclusions and exclusions, work descriptions, info for building permit(s), as well as terms and conditions associated with the job site address. 

INCLUSIONS: As required by law, Inco will provide all commercial insurances, automobile insurances, and workers compensation insurances.  Inco will provide all admin, accounting, jobsite stationed management, building materials, construction equipment, and professional labor to complete the work description as described herein. 

STAGING AREA:  As part of the construction process, the customer agrees to provide adequate parking/staging area for a portable toilet, material staging, and equipment parking until the final building inspection has been approved by the Anson County NC building inspections department and the last payment has been received and cleared by Inco Steel Buildings, Inc.

BUILDING CODES: All work performed shall be in full compliance with applicable Anson County NC building codes and ordinances, and NC State Building codes.  All construction work shall pass mandatory inspections required by the presiding code enforcement official(s) for Wadesboro, (or) Anson County North Carolina Building Inspections Department.

BUILDING PERMITS: Building permits are not included in this cost estimate quote. The property Owner is responsible for all building permits unless agreed to in-writing. As an option, Inco will purchase permits when all working drawings sealed by an architect and engineer have been submitted to Inco by the property Owner. If working drawings are not required by the municipality, Inco will purchase permits and the customer agrees to reimburse Inco in-full for all related expenses and fees. The reimbursement includes all administrative costs related to filing the application, and procuring the permit. Inco will be reimbursed for any permit purchases.

EXCLUSIONS: Inco does not include, provide, or pay for the following exclusions. Inco Steel Buildings can provide most exclusions listed for an additional fee paid by the Owner via an Inco written Change Order Agreement.

It is necessary for Inco Steel Buildings to have information that identifies creditworthiness, repayment capacity, and ability to repay credit promptly in a timely manner before we will do business with you. 

Inco Steel Buildings requires all the following information. 

 

  • An official letter from the applicant’s commercial bank regarding financial capability 
  • Applicants’ personal credit report 

  • Applicants’ corporate business’ credit report 

  • A minimum of five commercial references are required (five years’ worth of transactions for each) 

  • The attached business application must be completed and emailed back to the INCO office.
